Why invest in Cavite?

Living in Metro Manila can be a fun and exciting experience with a vibrant atmosphere, diverse cultures, and endless opportunities for entertainment and recreation for some. You can easily discover hang out spots, newly-opened restos, and you have endless opportunities to socialize and have fun with various concert announcements.

But for other people, the fast-paced lifestyle in the city can be overwhelming and tiring. Added to that, long lines of traffic, air & noise pollution consistently plagues the busy streets of Metro. These inconveniences prompt other investors to look for properties on the outskirts of Manila.

Provinces in the Greater Manila Area (GMA) provide people relief from the rush of city life while still enjoying the conveniences of living in the outskirts of metropolis. And one of those provinces is Cavite.

Cavite: The Historical Capital of the Philippines

Dubbed as the Historical Capital of the Philippines, Cavite is known for its rich history and culture, as it played a significant role in the country’s struggle for independence against Spanish colonial rule. Many historical sites and landmarks can be found in Cavite, including the Gen. Aguinaldo Shrine in Kawit, where Philippine independence was declared, and the Corregidor Island, a former military base during World War II.

Aside from that, Cavite is also known for its beautiful beaches and scenic countryside, making it a popular destination for tourists and travelers. Some of the must-visit sites include the Malibiclibic Falls, Mt. Pico de Loro, and the Tagaytay Ridge.

Cavite is one of the fastest growing and most industrialized provinces in the southern shores of Manila Bay. Although it is the second smallest province in the CALABARZON region, Cavite is filled-up to the brim with various career opportunities, and business growth. The expansion of the Greater Manila Area coupled with various infrastructure projects by the government slowly transformed this agricultural province into a booming industrial hub.

Why Invest in Cavite?

A stone’s throw away from Metro Manila

Cavite is strategically located just south of Metro Manila, making it easily accessible to the country’s capital and other key cities. It is also located near major ports and transportation hubs, which makes it an ideal location for businesses.

Access to the province is also made easier with major road networks such as Muntinlupa-Cavite Expressway (MCX), Manila-Cavite Expressway (CAVITEX), and the Cavite-Laguna Expressway (CALAX) connects Cavite to nearby urban areas like Manila, Makati, and Laguna.

Major Tourist Destination

Cavite is home to several popular tourist destinations, including historical landmarks, beaches, and theme parks. This has created opportunities for businesses in the hospitality and tourism industries.

Whether you want to take a dive in the cool waters of the sea or appreciate the breathtaking views of nature while hiking, Cavite has got something in store for you!

Less Air Pollution

One of the reasons why people prefer to move into the suburbs like Cavite is because of the poor quality of air in Metro Manila. The large number of vehicles traveling the roads of Metro is one of the major sources of air pollutants in the city.

Various Infrastructure Projects

To improve accessibility, the government has launched different infrastructure projects in the province namely: Sangley Point International Airport (SPIA), Cavite-Tagaytay-Batangas Expressway (CBTEX), and the Bataan-Cavite Interlink Bridge. These ongoing constructions are expected to decongest the roads and reduce the travel time going in and out of Cavite.

Employment Opportunities

Employment Opportunities

With more roads linking Cavite to other nearby urban areas, local and foreign companies will also start to flourish in the area. In return, this will create more employment opportunities for Cavite residents.

Also, Cavite is home to twelve economic zones and industrial parks. The PEC Industrial Park is the largest economic zone in Cavite. This 177-hectare industrial park provides employment opportunities to those living in cavite and nearby provinces. Moreover, the tourism industry in Cavite also boosts employment in the province.

Endless Shopping Malls and Entertainment Centers

Do you know that there are over 50 shopping malls and entertainment centers scattered in Cavite? This means that you don’t have to travel all the way to the metro just to enjoy a day of leisure and recreational activities!

Spend the whole day eating and having fun with your family and friends inside major shopping mall chains such as Robinsons Malls, SM Supermall, Ayala Malls, and Vista Malls!

High Quality Education

High Quality Education

One of the main factors when choosing the location of your property is if there are nearby schools. Well, good news for parents as Cavite also houses some of the prestigious universities and educational institutions.

Particularly in Dasmarinas City, you can find the De La Salle Medical and Health Sciences Institute, Emilio Aguinaldo College, Technological University of the Philippines-Dasmariñas, and De La Salle University-Dasmariñas. It is the abundance of colleges and universities in Dasma that earned its moniker ‘Cavite’s University Capital.’

Outside Dasma, you can also find other schools such as the Polytechnic University of the Philippines-Maragondon, University of Perpetual Help, and the Lyceum of the Philippines University-Cavite.

Competitive Real Estate Market

The real estate market in Cavite is highly competitive, with a variety of options available for both commercial and residential properties. This makes it an attractive location for real estate investments.

Various residential and commercial townships from the country’s reputable real estate developers started to emerge in Cavite. Looking for an affordable house and lot to purchase won’t be a problem as you have endless options to choose from like Camella Homes, Lumina Homes, and Bria Homes. They also offer vertical townships that let you experience that hotel-like luxury living in the midst of the suburbs.

One prime example of exclusive vertical dwelling is The Meridian by Vista Estates, a mid-rise condominium tower overlooking the wonderful city of Bacoor. Highlighting the beauty of nature while emphasizing comfort, this residential tower prides in its open spaces, landscaped pocket gardens and resort-like amenities. It offers spacious units ranging from one bedroom and two bedroom units.

Investment Opportunity in the Suburbs

Wrapping up, investing in Cavite offers a wide range of benefits–from strategic location with easy access to Manila, tourist hotspot, to various career and business opportunities. If you are looking for a quick escape from the busy streets of Metro Manila without being too far away from your work or school, then Cavite is the perfect option for you!

Cavite provides the perfect blend of nature’s comfort and the conveniences of a modern lifestyle. Littered with scenic views, stunning beaches, and historical sites, you won’t run out of things to explore here in Cavite!

Single attached vs single detached house: Let’s lay out their similarities and differences.

One of the exciting parts of homebuying is choosing what type of house you are going to purchase. However, with the endless housing options to choose from, you may feel a bit confused as to which type of dwelling suits your style, budget, and needs. Of course, it isn’t practical to just pick something that has four walls and a roof on top and call it a home, right? You have to fully understand the property you are going to purchase down to the type and specifications.

If you’ve been house hunting for quite some time, we’re certain that you’ve encountered these terms a couple of times as you browse through different listings and catalogs. Today, we will dissect the difference between single attached and single detached house. We will also take a look at their similarities to help you determine which type property best suits your needs.

Single attached vs Single detached house: What is a Single Attached House?

single attached vs single detached house

Taking from the name itself, a single attached home means that your property is built directly at the side or boundaries of your lot. This residential property shares a common wall (typically on both sides) with its neighbor and usually has a big space on one side. Spaces in the front and back are present, too.

Duplexes are common examples of single attached houses. Basically, they are two dwellings adjoined together in generally one structure. Single attached houses are usually built in two or more stories to maximize spaces.

What are the benefits of buying a single attached house?

Single attached vs single detached house: What is a Single Detached Property?

Single Detached Property

Obviously, it is the opposite of a single attached house. A single detached property stands alone in a lot, enjoying the ample amount of spaces around it. It can be a single storey house or consists of multiple floors.

Furthermore, a single detached home does not share walls with neighbors and offers more privacy to its homeowners.

What are the benefits of buying a single detached house?

Picking Sides: Single Attached vs Single Detached House

Well, you may be wondering: “Which is better single attached or single detached?”

When deciding between a single attached vs single detached house, it’s important to carefully consider your family’s needs. A single attached home, also known as a duplex or townhome, is typically less expensive and requires less maintenance than a single detached home. However, it may have limited outdoor space and less privacy due to sharing walls with neighbors. On the other hand, a single detached home provides more privacy and space, but requires more maintenance and may come with a higher price tag.

You can also consider factors such as your family’s size and lifestyle, your budget, your desired level of privacy and outdoor space, and your willingness to do maintenance work. in weighing your options. Additionally, consider the location of the home and its proximity to schools, parks, shopping, and other amenities. Ultimately, the decision between a single attached and single detached home should be based on what best suits your family’s needs and preferences.

With this article featuring single attached vs single detached house, we hope that you have learned bits of information that will help you in deciding what type of property suits you and your family the best.

We’re here to highlight the benefits of open plan living.

There are a lot of things to consider when purchasing a new house. From the location and price of the property up to the state of the neighborhood you’re going to live in. When it comes to the interior layout of the house, there are mainly two options homebuyers can choose from: the open floor plan and the closed floor plan.

Today we will be looking at the different advantages as wells as the cons of having an open concept floor plan inside your homes.

What is an Open Floor Plan?

benefits of open plan living

An open concept floor plan is basically at least two or more rooms that have similar functions conjoined together. There are minimal walls or partitions that divide the common spaces like the kitchen, dining room, and living room. The main purpose of an open floor plan is to increase traffic flow and create a sense of openness. Remember that an open floor plan doesn’t automatically mean that there are no barriers existing in between areas.

An open floor plan has constantly been a popular layout because of its inviting and airy feel. It also creates the illusion of a larger floor space, thus making your house look bigger. In addition, the large open space invokes a friendlier atmosphere. Check out the other benefits of tearing down the walls in your home!

What are the Benefits of Open Plan Living?

Allows more natural light to come in

living room with warm lighting

One of the main benefits of open plan living is the ample amount of sunlight your house can receive!

An open floor plan allows natural light to filter through the entire space, making the home appear brighter and more spacious. This is especially beneficial for homes with limited natural light sources, as it creates a more inviting and cheerful atmosphere.

Open concept floor plans also promote proper ventilation inside your house. The outside air can flow freely inside your home with the absence of walls and dividers. If you are a plant enthusiast, you’ll get to have more room to place your houseplants in an open floor plan.

Increased Social Interaction

The open floor plan design encourages more social interaction among family members and guests. With fewer interior walls or partitions, people can easily communicate and interact with one another regardless of where they are in the space.

Easier to Keep an Eye on Your Kids

Adding to our list of benefits of open plan living is that it is easier to watch over your toddlers– I mean there are no walls that will hinder your sights.

Open floor plans make it easier to keep an eye on your kids while you are preparing foods in the kitchen or setting up the dining room table. Similarly, you can watch your kids do their homework while you finish writing that business email.

More Space when Hosting Events

living room with Space for Hosting Events

If you enjoy hosting parties or events at home, an open floor plan can make entertaining easier and more enjoyable. With an open layout, you can have more space to accommodate guests, and they can move freely between different areas of the home.

Your guests won’t get that feeling of ‘being confined’ in between walls plus it makes the conversation flow freely. And since the kitchen is usually the heart of open floor plans, you can easily host and interact with your guests at the same time.

More Flexibility

Adding to our benefits of open plan living is the flexibility it brings when it comes to customizing your space!

You can easily rearrange existing furniture or create different zones within the space to suit your needs, whether that’s a home office, a family room or a place for recreation.

Open floor plans make any space multifunctional, and the set up is easier and faster as well!

Modern Living Style

living room with Modern Living Style

Today, a lot of modern homes feature the open floor plan style. The model houses of Camella Homes and Lumina Homes are some of the prime examples. These reputable real estate developers offer affordable house and lot properties that feature open floor plans to give their homeowners a luxurious and comfortable living space.

Aside from the modern living style, open floor plans make it easier for you to incorporate various home interior designs according to your taste and aesthetics. Nowadays, a lot of trending interior designs typically feature techniques that are easier to execute in open floor plans rather in closed spaces.

Improved Home Value

Now, you may ask, “Does an open floor plan add value?” And the sounding answer is yes! And it is one of the rewarding benefits of open plan living.

According to an article published by Cornerstone Remodeling, houses with an open floor plan sell as much as 15% more compared to sectional ones. And, if the remodeling and interior work of the house is exceptional, the value can rise even higher.

This high resale value can be attributed to the three reasons: practical use of square footage, easier accessibility in everyday life, and the freedom to style and decorate–which are all features of an open floor plan.

So, if you are planning to sell your house in the future, you can opt to convert your closed spaces into an open one. Or purchase homes that already incorporated the open floor plan concept.

What are the Cons of Open Floor Plans?

While there are the amazing benefits of open plan living (and this layout has become increasingly popular in recent years), it does have some drawbacks, including:

Lack of privacy

One of the most significant disadvantages of an open floor plan is the lack of privacy. With no walls or doors to separate spaces, there may be little to no privacy in areas such as the living room, kitchen, or dining room.

Noise

Without walls to dampen sound, noise from other rooms can quickly travel throughout an open floor plan. This can make it difficult to have conversations, concentrate on work or relax.

Less storage

Open floor plans often mean fewer walls and less storage space. This can make it challenging to keep things tidy, especially if you have a lot of possessions.

Limited flexibility

While open floor plans can provide a sense of spaciousness and openness, they can be less flexible when it comes to creating defined spaces for different activities. This can be particularly challenging in small apartments or homes.

Difficult to conceal clutter

Without walls to separate spaces, it can be challenging to keep an open floor plan clean. Dust and debris can easily travel throughout the space, and spills or messes can quickly become visible and difficult to clean up.

Higher heating and cooling costs

With fewer walls to contain heat or air conditioning, open floor plans can be more expensive to heat and cool than traditional floor plans.

Higher construction costs

The absence of walls also means that your house needs to rely on steel or laminated beams for a sturdier support. Installing such may cost you a significant amount in your pockets.

Opening Possibilities

Overall, an open floor plan can make your home feel more spacious, improve social interaction and entertainment opportunities, provide more flexibility, and increase the value of your property. If you are planning to buy a new house or contemplating a home renovation, an open floor plan may be worth considering.

We’ve gathered some tips on how to avoid illegal recruitment.

Overseas Filipino Workers (OFWs) are a significant part of the Philippine economy, with millions of Filipinos leaving their homeland every year to work abroad. They are regarded as our society’s ‘modern day heroes’ because of their major contribution to the Philippine economy, particularly through the remittances that they send back to their families.

A lot of Filipinos seek overseas employment primarily to support their families financially. In many cases, they are the sole breadwinners of their families and must work long hours and endure challenging living conditions to provide for their loved ones. The income they earn allows them to support their families, pay for their children’s education, and invest in their future.

The promise of higher salaries compels a lot of Filipinos to go out of the country and try their luck abroad. However, not all OFWs return to the Philippines with a heartwarming success story. Many fall victim to illegal recruiters who promise them high-paying jobs abroad, only to end up being exploited and abused.

A Recurring Problem

Illegal recruitment is a prevalent problem in the Philippines, especially among individuals who seek better job opportunities overseas. Unscrupulous recruiters often deceive unsuspecting job seekers by offering them jobs with attractive salaries and benefits, and then extorting them for exorbitant fees and other charges.

According to data published by Statista, between the months of January and October 2021, there are over 1,800 cases of illegal recruitment recorded. That is 19% higher than the previous year. In this digital age, illegal recruiters also resort to online job offers to scam unsuspecting Filipinos.

Moreover, an article published by Inquirer.net states that human traffickers are now targeting migrant workers with expiring visas, enticing them to work as call center agents in various Asian countries. The Bureau of Immigration (BI) Commissioner Norman Tansingco further reminded the public to only apply for a job overseas through the Department of Migrant Workers.

If you are a Filipino aspiring to work abroad, we’ve listed down some helpful tips to avoid illegal recruitment as well as the steps you can take if you detect any suspicious activity from your agency.

How OFWs Can Avoid Illegal Recruitment?

how ofws can avoid illegal recruitment

To avoid illegal recruitment, OFWs should follow these tips:

Check the legitimacy of the recruitment agency or employer

Not all employers who promise overseas employment are licensed agencies. The best practice is to apply through the Philippine Overseas Employment Administration (POEA) list of licensed recruitment agencies and with an authorized representative and a legitimate office address. Simpy visit the DMW website to see the list of these licensed agencies. Similarly, you can also check their reputation by asking for references or looking for online reviews.

In some cases, agencies conduct or join job fairs conducted in the province to recruit more aspiring Filipinos to work overseas. If you are applying from such, check if the agency you are applying for has a provincial recruitment authority. Similarly, do not be easily swayed by training centers and travel agencies that offer jobs abroad with cheap placement fees.

Verifying that you are dealing with a licensed agency means that you can expect assistance and support throughout the whole ordeal.

Never pay for any fees upfront

paying in dollars

Legitimate recruitment agencies will not charge any fees until after you have been offered a job and have signed a contract. Be wary of agencies that ask for money for placement fees, processing fees, or any other kind of fees before you even start working. Do not, and we repeat, do not pay any placement fee unless you have a hard copy of your valid employment contract plus the official receipt.

Also take note that the allowed placement fee should only be equivalent to your one month’s salary, including the documentation and processing costs. If your so-called agency can’t provide the specifics of your employment, particularly your salary, chances are you are dealing with an illegal recruiter.

Read and understand your contract before signing

Avoid illegal recruitment by making sure that you understand all the terms and conditions, including your salary, benefits, working hours, and the duration of your contract. If there are any provisions that you are unsure of, ask for clarification before signing.

Do not accept a tourist visa

tourist visa

Remember, you can only work in a country bearing a valid employment visa. You can easily be sent back to the Philippines if authorities find out that you toom a shortcut in your employment, or worse, you may end up being a TNT, or ‘tago nang tago’ as how we call it.

Do not be swayed by promises of higher pay or better working conditions

Being skeptical is also a way to avoid illegal recruitment. It’s not that you don’t trust your employer, but rather ensuring that you are in good hands. Some illegal recruiters may offer unrealistic promises to entice you to work for them. Always do your research and compare offers from different agencies or employers to make an informed decision.

Seek the advice of professionals

If you are unsure about any aspect of the recruitment process, seek the advice of a lawyer or a licensed recruitment agency. They can provide you with valuable information and help you avoid being scammed.

Report any suspicious activity

If you suspect that you have been a victim of illegal recruitment, report it to the POEA’s Anti-Illegal Recruitment Branch at 722-11-92. You can also seek help from the Philippine National Police (PNP) or the National Bureau of Investigation (NBI).

According to the Republic Act No. 10022, Section 6, a person found guilty of illegal recruitment shall be penalized with “imprisonment of not less than twelve (12) years and one (1) day but not more than twenty (20) years and a fine of not less than one million pesos (P1,000,000.00) nor more than owo million pesos (P2,000,000.00).”

You are also protecting future OFWs from falling into the traps of these illegal recruiters.

Staying Vigilant

Applying for a job abroad is a life-changing decision, and it is essential to be vigilant when looking for job opportunities. It is vital to take the necessary precautions and research the company and the recruitment agency to avoid falling victim to illegal recruitment.

Another important consideration when applying for a job abroad is to be aware of the risks and challenges that come with working overseas. This includes being familiar with the labor laws of the country where you will work, understanding your rights as an employee, and knowing how to seek help if you encounter problems.

You must also be prepared for the cultural and social differences that you may encounter in your host country. Being well-informed and prepared can help you make a sound decision and avoid being exploited by unscrupulous individuals who prey on unsuspecting job seekers. Be mindful of these tips to avoid illegal recruitment. Have a safe work abroad!

Why invest in Bataan?

Real estate investing in prime locations can be a lucrative opportunity for investors. Properties in prime locations, such as central business districts, waterfront areas, or trendy neighborhoods, tend to have high demand, which translates into higher rental income and potential capital gains. Moreover, properties in these areas often hold their value well, making them a relatively stable investment option.

If you are looking for the perfect location to invest in real estate, then we’ve got you covered! Read on to find out why Bataan is one of the ideal locations to invest in South Luzon!

Looking Back: Bataan and History

why bataan is a good place to live

The Bataan province had its fair share of rich history and numerous significant historical events. It is one of the last stands of Filipino-American troops before being overpowered by the Japanese forces during World War II. As we all know, this defeat led to the Bataan Death March, where thousands of Filipino and American soldiers were forced to march over 106 kilometers to a prison camp in Tarlac by their Japanese captors.

Dubbed as the ‘History Hub of Central Luzon’, the Bataan peninsula houses several historical shrines that commemorate the bravery and sacrifices of our fallen heroes. Among them are the Mount Samat Shrine, where a memorial cross sits atop; the Death March Marker; and the World War II Museum.

Bataan at Present

Today, the province of Bataan is slowly becoming one of the investment hotspots in Luzon, primarily because of its booming economy. Over the years, Bataan slowly transformed from being an agricultural province into a major industrial hub. Various infrastructure projects built within and around the province boosted the demand for residential, office, and industrial estates demand. The interconnected ways also paved way to easier access to the province from the capital city, Metro Manila and vice versa.

Also, the recent pandemic highlighted the fact that Metro Manila is slowly becoming congested, thus, prompting property buyers to look for an alternative while still being at arm’s reach from the city where they work– and the province of Bataan, together with other provinces in Central Luzon, perfectly fit that criteria!

Just few drives away from the metro, Bataan is deemed the perfect investment location in the south! Here, homeowners can experience the bliss of countryside living and the conveniences of modernity! Check out the reasons why Bataan is a good place to live!

Why Invest in Bataan?

Be Closer with Nature

bataan sunset

One of the reasons why OFWs should invest in Bataan is its natural beauty.

Bataan isn’t only littered with many historical sites and heritage houses, but is also blessed with natural wonder and scenic landscapes, including beaches, mountains, and forests! It is the perfect destination for nature enthusiasts, or if you just want to escape the rush in the city. Discover hidden coves, feel the rush of cliff diving, enjoy the thrill of rock climbing, or bond with sea creatures while snorkeling!

A Tourist Haven

You will never go out of things to explore here at Bataan–from tourist attractions to heritage houses dating back to the spanish colonial era! Numerous existing sites include Las Casas Filipinas de Acuzar, Pawikan Conservation Center, Bataan National Park, Bataan Death March Marker, Mount Samat, Corregidor Island, and the Balanga Wetland and Nature Park.

Progressive Economy

freeport area of bataan in mariveles

Now, Bataan is gearing towards a more progressive economy. It serves as a hub for local and foreign investments and is a magnet for investments and job opportunities with its several industrial estates and parks (Light Industrial Eco Park), huge companies, and special economic zones such as Bataan Freeport Territory, which is also known as the Freeport Area of Bataan.

Infrastructure and Major Road Networks

One of the main things we consider in choosing a location for our home is the accessibility. Bataan also ticks that one on the list as this province is near North Luzon Expressway (NLEX), bringing you to Manila in just a couple of hours. Going to nearby provinces from Bataan is also hassle-free as it is also near Subic-Clark-Tarlac Express Way (SCTEX).

The soon to be the largest bridge that will connect Bataan and Cavite known as the Bataan-Cavite Interlink bridge will also cut down the travel time going in and out of the province. This future development will pave way for more growth and career opportunities for people living in the south.

Similarly, Bataan also has reliable utilities such as water, electricity, and telecommunications, making it a convenient place to live.

School and Education

Every municipality in Bataan has their own school, meaning, it won’t be very hard to find the educational institution for your children–whether they are in elementary, high school[, or college. Among these schools include Bataan Peninsula State University located at Balanga City, Polytechnic University of the Philippines – Bataan in Mariveles, Bataan National High School (Balanga) and Limay Polytechnic College in Limay.

Food and Food!

Of course! This won’t be complete without including food on the list! We all know how Filipinos love to eat,– good things is that Bataan has a lot for you to taste!

From high quality marine products to desserts like buko pie, cashew nuts, tamarind balls, and ube halaya and suman, there’s something to fill your stomach here in Bataan!

Better Quality of Life

When you invest in Bataan, you are in it for a better quality of life. Bataan offers a high quality of life, with excellent healthcare facilities, good schools, and a safe and secure environment. The province also has a rich culinary tradition, with many local dishes and delicacies that reflect its unique cultural heritage.

Bataan: The Perfect Investment Location

Finding the perfect location for your house and lot is a crucial step in the homebuying process. It can determine your quality of life, convenience, and overall satisfaction with your investment. There are several factors to consider when choosing the right location for your house and lot, including proximity to important amenities, safety and security, and the overall community.

Proximity to important amenities is one of the key considerations when choosing the perfect location for your house and lot. You want to ensure that your home is conveniently located near essential services such as supermarkets, hospitals, schools, and transportation hubs. This can help you save time and money, while also enhancing your quality of life.

Safety and security are also vital factors to consider when choosing the right location for your house and lot. You want to ensure that the area is safe and secure for you and your family, with low crime rates and adequate emergency services. You can research crime statistics and speak with local authorities to get a better understanding of the safety of the area.

Hidilyn Diaz

Kicking off the list is the powerlifting champion and Olympic medalist Hidilyn Diaz. Who wouldn’t forget that monumental lift that secured our country’s first ever gold medal in the 2020 Summer Olympics? Her reign in the world of weightlifting didn’t stop there as she also snatched two more gold medals in the 31st Southeast Asian Games and World Weightlifting Championships, respectively. Today, she is one of the three athletes chosen to be part of the International Weightlifting Federation (IWF) Executive Board.

But the road leading there isn’t as smooth as it seems. In an article published by Olympics.com, the 32-year old athlete recounts the time when she was bullied at a young age because she’s into weightlifting. Among the remarks she received was how no one will like her because of her muscles getting big, how she won’t get pregnant, and that weightlifting is a man’s sport.

These words struck deep and hard  into Diaz, prompting her to feel insecure with her own body. However, Diaz didn’t let these words pin her down and lifted herself up to become one of the decorated athletes in Philippine history. Now, she serves as an inspiration not only to the athletic community but to other women as well!

Hidilyn’s story proved that there’s no amount of weight that can pull a Filipino woman down– it actually does quite the opposite!

Catriona Gray

We’re pretty sure that the whole Philippines screamed and celebrated when Catriona Gray was announced as the 2018 Miss Universe winner. For a country that’s so into beauty pageants like the Philippines, Gray’s win brought lots of pride and joy for all the Filipinos across the globe.

The Filipino-American’s stunning performance in the prestigious event left an impression on the whole world. Videos of people doing her impressive lava walk and slow-motion twirl flooded the internet. And of course, the iconic “silver lining” phrase was repeated in lots of memes and posts.

However, Gray was more than just a pretty face and a fierce walk. She is also known for her advocacy work on children’s welfare and women empowerment. Her journey towards the crown was marked by her passion for social causes, and she has continued to use her platform to spread awareness and inspire change.

As an advocate for education, Gray has worked with organizations that support children’s education in underprivileged communities. She has also been vocal about the need to support women’s rights and gender equality. During her reign, she launched the “Paraiso: Bright Beginnings Project” which aims to provide education and healthcare to children living in poverty-stricken areas in the Philippines.

Gray has also been a vocal advocate for HIV and AIDS awareness and prevention. She has partnered with organizations such as Love Yourself PH and The Red Whistle to promote safe sex practices and to reduce the stigma surrounding HIV and AIDS.

Outside her advocacy work, the 29-year old beauty queen is also a singer, a painter, a commercial model and a huge sweets fan!

Teresita Reyes (May 11, 1917 – 1998)

The Filipino women have also made remarkable contributions into the culinary world. Meet Teresita Reyes, or you might have known her more as ‘Mama Sita.’ Yep, she is the face behind that Filipino condiment that has a very catchy commercial jingle.

Regarded as the Mother of Filipino Cooking, Reyes spent most of her lifetime in the kitchen, enhancing her skills and cultivating her passion for Filipino cooking. Getting the chance to travel to places such as Chicago and Havana, she introduced the flavor of the Filipino dishes to the world while learning from various vendors, farmers, and cooks.

Eventually, her passion for Filipino cooking spawned what we know now as ‘Mama Sita.’ Her ingenious recipes, vinegars, and sauce mixes have reached Filipinos all across the globe while preserving the taste of the traditional Filipino food.

And as you may have not guessed, she is the daughter of Engracia Reyes, founder of the famous family restaurant, Aristocrat.

Socorro Ramos

Whether you’re a certified bookworm or just getting supplies for your schoolwork, a trip to the mall isn’t complete without dropping by at the National Bookstore.

NBS (or Nash as Twitter calls it) is the country’s largest bookstore and office supply chain. Operating for over eight decades, it started as a small shop that sells notebooks, pencils, pad papers, and other office supplies. Eventually they branched out creating and selling postcards and greeting cards. Now, NBS has 200 stores nationwide, employs over 3000 employees, and has acquired a franchise to sell Hallmark Gift Cards. And that is because of the resilience of one of its founders, Socorro ‘Nanay Coring’ Ramos.

Standing strong and proud for over eighty years, Nanay Coring, now 99, shared that the secrets of her business were hard work, patience, and perseverance. Imagine still overseeing the business even in your nineties! The refusal to give up even when faced with several hurdles is what built National Bookstore the all-around shop we all love today.

For an empowered woman like Nanay Coring, age doesn’t matter when it comes to doing the things that you love!

In addition to the list of powerful women is the theater icon Lea Salonga.

A highly accomplished Filipina singer and actress, Lea Salonga has made a significant impact in the entertainment industry globally throughout the span of her decade-long career. In 1989, she rose to international fame upon landing the lead role of Kim in the West End production of the musical Miss Saigon. Earning critical acclaim, it is the same role that made her the first Asian female to win a Tony Award for Best Actress. In 1991, Salonga reprised her role in the Broadway production of Miss Saigon, further cementing her status as a theater icon.

Salonga has also lent her voice to various Disney animated films, most notably as the singing voice of Princess Jasmine in Aladdin and Fa Mulan in Mulan. Salonga’s contributions to the entertainment industry have not gone unnoticed, as she has been honored with numerous awards, including a Laurence Olivier Award, a Drama Desk Award, and a Disney Legend Award.

This year, Salonga is set to hit the stage once more as she stars in the musical Here Lies Love.

Aimee Carandang

In 1993 Ma. Aurora Carandang-Gloria sets the records upon becoming a flight captain for Philippine Airlines (PAL). She is considered as the Philippines first female commercial pilot and the first Asian female pilot.

Indeed, Carandang soared high in the sky and had become an inspiration for other young woman to pursue a career in a male-dominated field such as aviation.

Ana Patricia Non

The pandemic has brought the whole world into a turmoil. But during these trying times is when people with good hearts emerge with the mission of helping those in need.

Meet Ana Patricia Non, a 26-year old entrepreneur who sparked the Maginhawa Community Pantry in the midst of the pandemic back in 2021.

Non, with the cooperation of local farmers and vegetable vendors, set up a small bamboo cart filled with groceries with the sign ‘Magbigay ayon sa kakayahan, kumuha batay sa pangangailangan.’ Simply give what you can and take what you need.

This act of kindness went viral on social media and created a domino effect as people from their own communities started doing the same. In just a week, there are over 200 community pantries scattered all over the country. Some even referred to this scene as the modern ‘Bayanihan.’

Non proved that a small act of kindness can create big ripples of effect, spreading and reaching a larger community for a bigger cause.

Celebrating Filipinas with Women’s International Month

Women’s International Month is a time to celebrate the achievements of all women and their contributions to society. It is a month-long celebration that highlights the progress made towards gender equality and the challenges that still remain. The celebration originated from International Women’s Day, which is observed annually on March 8th. It was first celebrated in 1911, and since then, it has become a global celebration of women’s achievements and empowerment.

The team for this year is WE for gender equality and inclusive society. The WE stands for ‘Women and Everyone,’ emphasizing women’s pursuit for gender equality. Alternatively, it can also be referred to as Women Empowerment, an aim of cultivating an inclusive environment where it provides equal rights and opportunities for women to further themselves in whatever field they choose to dive in.

Throughout Women’s International Month, the Philippine Commission on Women has organized events and activities to celebrate and empower women. Ranging from wellness programs, medical services, livelihood bazaars, free transportation services, and women’s forums, these activities seek opportunities for women to connect, share their experiences, and learn from each other.

In the Philippines, Overseas Filipino Workers (OFWs) are widely regarded as modern-day heroes. Their sacrifices and hard work in pursuit of a better life for themselves and their families earned the respect and admiration of the Filipino people.

Aside from that, Filipino migrant workers also play a significant role to promote economic growth through their remittances. These funds are a lifeline for many households in the country and help to support the education, healthcare, and basic needs of millions of Filipinos.

Hitting Higher Numbers

Impact of OFW Remittances in the Philippine Economy

Overseas Filipino Workers’ (OFWs) remittances hit an all-time high in December last, closing the year 2022 with higher hopes of economic growth for 2023. The strong finish of OFWs was recorded at $36.14 billion, with a significant increase of 3.6 percent from 2021’s $34.88 billion.

One of the main contributors for the robust remittance inflows is the higher demand for foreign labor supply as the effects of the pandemic slowly wears out while the economy reopens, according to the Bangko Sentral ng Pilipinas (BSP).

The Philippines is the fourth highest recipient of inward remittances, with a majority coming from the U.S. (41.2%), Singapore (7%), Saudi Arabia (6%), and Japan (5.1%). The remaining percentages are shared by the United Kingdom, UAE, and Canada, respectively.

Moreover, according to the report, cash remittances sent via banks rose from $2.99 billion to $3.16 billion, enjoying a 5.8% increase.

“OFW remittances, at new record highs on a monthly basis, are bright spot for the Philippine economy in terms of spurring consumer spending, which accounts for at least 75 percent of the economy, and in turn, support faster economic growth,” says Michael Ricafort, chief economist at Rizal Banking Corporation as stated in an article of PhilStar Global.

Effects of Remittances in the Philippine Economy

Overseas Filipino Workers (OFWs) play a significant role in the Philippine economy, contributing greatly to the country’s growth and development. According to Compare Remit, here are the major impacts of OFW remittances to the Philippine economy:

Balance of Payments

Balance of payments, in simple terms, is the overall record of a country’s transactions to other nations. It consists of imports and exports of goods and services, as well as transfer payments like foreign and local remittances. A surplus is when a country’s total export count is higher than its imports while it is considered as deficit when a country imports more goods.

When a county experiences a deficit, one of the important components to help narrow down the gap are the remittances sent back by foreign workers.

Foreign Reserves

According to an article published by the Philippine News Agency, economists are eyeing for an upward motion in the economic growth as the country’s Gross International Reserves (GIR) continue to rise from USD98.2 billion to USD100.2 billion.

This can further attributed to the constant influx of remittance inflows send by our Overseas Filipino Workers. Foreign reserves play an important role in the economy by helping in the rise and fall of prices.

Exchange Rates

As we all know, exchange rates indicate how a currency performs against other currencies. The high influx of OFW remittances strengthens the power of the Philippine peso, which in return provides the following benefits: lower costs of imported goods, helping curb the nation’s debts and increasing the value of Philippine peso against other currencies.

Household Income

The remittances sent by an Overseas Filipino Worker back to his or her family contributes to their overall household income. A higher household income means people have higher ability to spend. Furthermore, higher spending means driving the local economy forward.

Standard of Living

In relation, as the household income, for instance of an OFW family, increases, so does its standard of living. This means that there is enough income to support their elevated way of life. In addition, having a higher disposable income further fuels the growth of the retail industry.

Remittances in 2023: Driving the Property Sector Growth Upwards

house and lot

Aside from its significant contribution in driving the Philippine economy, OFW remittances are expected to boost the property sectors this 2023.

According to Santos Knight Frank Chairman and CEO Rick Santos, the property buying appetite of most OFWs balloons this year as migrant workers prioritize buying horizontal and vertical properties, mainly for strengthening their investment portfolio purposes. He further states that OFWs and migrant workers take advantage of the arbitrage of property prices in different market segments, investing on those that are light on the pockets but yield higher returns.

Moreover, the agency also poses a positive outlook in the industrial and logistics sectors of real estate, REITS, and even residential and office. Prospects for data centers and renewable energy are highly-anticipated this coming year.

The agency also states that the hospitality and retail sectors will benefit greatly in 2023. With the ease of pandemic restrictions, people are expected to go out more, quenching their thirst to travel from being confined in their homes. This phenomenon is referred to as ‘revenge travel.’

Taking this outlook into account, it’s best for OFWs to capitalize on investing in condominium properties that will double up as ‘condotels’. Purchasing properties near tourist destinations then converting it into a staycation rental business is a sound option too as it will garner a high occupancy rate during peak season.

Unwavering Heroes

The Filipinos working abroad face numerous challenges, including separation from loved ones, cultural differences, and often working in difficult and dangerous conditions. Despite these challenges, they continue to persevere and send money back home to support their families and communities.

Their selflessness and dedication to their families have earned them the admiration and respect of the Filipino people. They are often praised for their unwavering commitment to their families, their resilience, and their willingness to make personal sacrifices for the betterment of their loved ones.

OFWs are regarded as modern-day heroes in the Philippines due to their dedication, resilience, and significant contributions to the country’s economy. They have earned the respect and admiration of the Filipino people and are recognized as an essential part of the country’s growth and development.

Fences are one of the most overlooked elements when it comes to building or buying a house. When it comes to inspecting the property, some homebuyers focus on the interior of the house and sometimes leave out the exterior of the property. If you are building from scratch, you may sometimes dismiss adding fences ‘at a later date.’

As much as the interior of your house matters, so does the facade and fence design of your property. First and foremost, it should match the overall interior design or your house’s aesthetic will be a complete mismatch. Fences also have privacy, security, and safety purposes, too.

Today, we will be looking at the beauty and benefits of adding fences to your house. We will also lay out some modern fence design ideas to help you get started on your project!

Slatted Wood Fence

Timeless and classy, the slatted wood fence design is a staple in a lot of neighborhoods. The rustic wood color makes it easier to pair with plants and other accessories for that charming appeal. If you have white walls or posts, paint your usual flat panels with black for that touch of modern, minimalist style.

You can also start a DIY project by using old, flatten woods or asking the local construction companies for scraps! The spaces between the slats are minimal that makes slatted wood fence an ideal design for more privacy. Plus, it’s more environmentally-friendly!

Modern Black Horizontal Slats

 modern fence ideas philippines

Minimalist, easy-to-maintain and elegant-looking, this design makes it up to this list! It is a combination of horizontal metals slats painted with black inserted between white concrete posts. The stark contrast of colors makes this design stunnung and appealing to the eyes!

A tasteful design that goes well in almost all house types, Lumina Homes’ Adriana Townhouses and Emery Rowhouses incoporates this look. The former has a lot area of 44 square meter while the latter has 36 square meters, both boasting with modern black horizontal slats in front! Inquire now on how you can get your own Adriana or Emery!

Green Wall

Green Wall

Dish out the conventional wire, wood, and cement to build your fence! Show off your green thumb and unleash the inner plantito/plantita in you by creating a ‘living fence.’

A great alternative to yard fences, green walls provide a good coverage for more privacy, costs little, and helps cool the air around. Although it takes some time to grow your plants and shrubs, the results are astounding– and it’s more eco-friendly!

Hedge plants are the most common type of plants used in this kind of fences but you can also opt to use climbing plants! Clematis, nasturtium, bougainvillea, and hydrangeas will add flair and drama to your fences!

If you want to skip out on the planting and maintenance, there are local companies who will do all the green work for you!

Concrete Fencing

Strong and sturdy, concrete fencing is also popularly used in homes, primarily for privacy purposes. For maximum coverage, use pure concrete.

If you think a plain concrete wall is too boring for you, you can add blocks of adobe or wood pallets in between to create more drama. Black geometrical lines will add a chic and cohesive finish to your fence.

Aside from woods and stones, you can incorporate a lot of other stuff to your concrete fence. Tear your fence section after section and insert metal slats in the spaces, creating a vertical brick and metal interchange. Concrete walls are perfect canvasses for a vertical green wall as well!

Lattice Fencing

Lattice Fencing

Quaint and lovely–that’s how you’ll describe lattice fencing. It is the perfect option if you want to create boundaries but still want to say hi to your neighbors. From wood patterned iron, aluminum, or steel, there are a variety of materials to choose from.

Design upgrade: Lattice fences are best when paired with climbing herbs or flowering plants for that added creative visual appeal!

Cedar wood and a pergola

Cedar is a type of wood that is insect deterrent (thanks to its natural oil) and can last up to decades, making it a popular option for fencing.

Combine tradition and style by covering your yard with panels of cedar wood fence. And the cherry on top? A pergola at the main entrance!

Wattle fencing

Wattle fence is done by weaving together thin branches (sometimes strips of wood) in between planted stakes to come up with a woven lattice! Now, that’s a labor of love!

Dating back to Neolithic times, wattle fences are popular constructions in the British isles and Ireland. But because they are used during the ancient times doesn’t mean that you can’t incorporate them in the modern times!

Moreover, the materials in creating a wattle fence is low-cost, if not, free. For maintenance, it is essential to apply linseed or turpentine oil.

Etched Metal Fence Design

Add panels of etched metal panels as your fences for a whimsical approach. While you can totally DIY this project, the variety of available designs in the market makes it worth the purchase! Plus, you can personalize your own design!

The price of your metal fence depends on the size of your panel. Do you want full yard coverage or alternating between posts and panels? Whatever your chosen design will be, etched metal panels will add a modern touch to your fences!

What are the Benefits of Adding Fences to your House?

Adding a fence to your house can provide numerous benefits that can enhance your quality of life and add value to your property.

Increased privacy

Fences can provide a barrier between your property and your neighbors or the street, giving you greater privacy in your outdoor space.

Improved security

Fences can act as a deterrent to potential intruders, making it more difficult for them to access your property and increasing the security of your home.

Enhanced aesthetics

Fences can add to the overall appearance of your home, creating a more polished and attractive exterior.

Increased property value

A well-designed fence can add value to your home, making it a more attractive prospect for potential buyers.

Better boundary definition

Fences can clearly define the boundaries of your property, preventing disputes with neighbors and providing a clear sense of ownership.

Protection from wind and noise

Depending on the style and material of the fence, it can help reduce noise and protect your property from strong winds.

Better control over pets and children

Fences can provide a safe and secure space for pets and children to play, allowing you to keep a closer eye on them and giving you peace of mind.

Creative Boundaries

As stated above, there are various reasons why you should add perimeter fences to your home. Aside from privacy and protection, fences give outsiders a sneak peek of who you are as a homeowner. The appeal brought about by decorative elements and ornaments of your fences creates a warm, inviting atmosphere in your property.

Also, decorative fences add up to the overall appreciation of your property, especially if you want to sell your property at a higher price. Lastly, fences also serve as markings of land territory. If you own large hectares of land in the Philippines, adding fences prevents encroachment and indicates how much land is left if you are planning for home renovations and upgrades.

One of the main factors to consider when buying a property is the location. We cannot emphasize enough how important and crucial location is when buying a property. So, why is property location so important?

Let’s say you decided to put up a rental property business.

If you are opening up a rental property business, the location of your property will determine whether you have a constant influx of tenants. Location also plays as a key factor in the property appreciation of your house or condo the moment you decide to sell it.

In the Philippines, the top location options for a condominium unit include Makati City, Mandaluyong City, Ortigas Center, and Bonifacio Global City. Investing in properties in CBDs can offer a range of benefits for investors, including high demand, strong capital growth potential, diversification, access to amenities, and potential for redevelopment. However, it’s important to carefully research and evaluate properties in these areas, as they can also be more expensive and competitive to acquire.

Why Should OFWs Buy a Property in Central Business Districts?

Investing in properties in central business districts (CBDs) can offer a range of benefits for investors, especially our Overseas Filipino Workers (OFWs). Listed below are some of the advantages:

Always in demand

Being the center of commerce, finance, business opportunities, it’s a no brainer why most people prefer to live within CBDs. It’s the perfect place where you can easily achieve that work-life balance with its quick and easy access to public transportation, commercial and business establishments all the while enjoying the recreational and entertainment centers they offer.

Moreover, CBDs are typically the most desirable areas for businesses and residents, which means that properties in these areas tend to have high demand. This can translate into strong rental yields and high occupancy rates, providing a steady stream of income for investors.

Strong capital growth

Properties in urban centers tend to appreciate in value faster than properties in other areas, due to the high demand and limited supply of land. This can offer investors the potential for strong capital growth over the long term.

Also, new investments and business opportunities bloom within the streets of CBDs. More business and firms equates to more employment opportunities for people.

Diversification of Assets

Investing in properties in CBDs can offer a level of diversification to an investor’s portfolio. This is because CBDs tend to be less affected by economic downturns compared to other areas. This is due to the fact that businesses are more likely to be able to weather economic storms, which can provide a level of stability for property investors.

Access to amenities

CBDs tend to have a wide range of amenities available, including shops, restaurants, cultural attractions, and public transport. This can make properties in these areas highly desirable for tenants, as they offer a convenient and enjoyable lifestyle.

Potential for redevelopment

These business centers are often the focus of urban renewal projects, which can increase the value of properties in these areas. The rise in property values offers investors the potential for capital growth over the long term, as well as the opportunity to renovate or redevelop their properties to take advantage of changing market conditions.

Continuous progress

CBDs aren’t just homes to various business firms and organizations. They also offer luscious amenities and recreational hubs that one can enjoy after a long day of work or school. As more and more investors flock, more modern urban developments will rise, keeping the CBD life burning and progressing.
